Project Summary

  • Why did they want the remodel – The homeowners wanted their beautiful golf course view to feel like part of their everyday living, not just a backdrop. Their existing kitchen was plunked right in the middle of the space—blocking sightlines, disrupting flow, and making it hard to enjoy either the indoors or out. Their goal was to create a more open, inviting space where cooking, gathering, and relaxing could all happen seamlessly—whether you’re inside grabbing a snack or outside enjoying the sunset and a good conversation.
  • Design Challenges/Our solutions – One of the first challenges was ensuring the existing vaulted truss system was properly supported as we extended the living space to the new covered patio. This required several detailed meetings with our structural engineer to confirm the trusses were fully bearing on the exterior wall and that the open flow of the space remained intact. Tying the new patio rooflines into the existing structure added another layer of complexity. And as with many remodels, the demolition phase revealed some unexpected framing conditions that didn’t align with what we considered the framing to be. We quickly collaborated with engineering to implement a solution, which included pouring a new pier pad in the crawl space and transferring the load with a new header—keeping the project moving forward smoothly.
  • Construction Challenges/Our Solutions – From a construction standpoint, this project moved along smoothly overall, but—like any remodel—there were a few unexpected obstacles to work through. The first was a significant delay with the new exterior door. Delivery was pushed out by more than a month, which created a challenge because the door opening tied directly into both the new flooring installation and the final weatherproofing of the living space. To keep progress moving, we ran the new LVP flooring long into the doorway, framed a temporary wall in the opening, and fully insulated it to keep the interior protected. When the door finally arrived, we carefully cut the flooring back to the exact manufacturer-required gap, preserving both the warranty and the clean finished look. Another challenge surfaced during demolition. Even after completing an attic walkthrough with our structural engineer, a small section of vaulted truss framing was hidden from view and couldn’t be accessed until walls were opened up. Once exposed, we discovered an unexpected load-bearing point in a small wall that wasn’t included in our initial structural plan. To address it quickly and correctly, we collaborated with engineering to develop an updated solution. That fix included pouring a new reinforced footing with rebar in the crawl space and installing a new beam to carry the load down properly. With the revised support structure in place, we were able to continue framing as planned, keeping the design intent intact without compromising safety or stability.

The kitchen—once cramped, tucked away, and blocking the best part of the view—is now an expansive, inviting focal point that opens seamlessly to the outdoors. The new covered patio, finished with warm tongue-and-groove wood and aligned with the interior living space, creates a true indoor-outdoor experience with uninterrupted sightlines to the golf course. Together, the reimagined kitchen and the new outdoor living area turn the heart of the home into a place that encourages gathering, lingering, and enjoying the scenery year-round.
